PARLYX offers an excellent selection of quality management services that meet every pricing need. Whether you are an owner with a single property or an owner with multiple multi-unit properties, we are able to custom fit a plan for you.  We offer Full Management, Maintenance, Short-Term Management, Leasing Services, and a unique Home Watch Service as well. 

Full Management:

  • Advertise and market vacancies 
  • Tenant screening and placement using a "Tenant Scoring System" 
  • Lease and monthly rent collection 
  • Property related bill paying through private accounts 
  • Detailed record keeping and monthly statements of all activity 
  • Periodic property inspections. 
Leasing Services: (similar to above services, except on a one-time basis)
  • Advertise and market vacancies 
  • Tenant screening and placement using a "Tenant Scoring System" 
  • One-time leasing services are intended to simply advertise, screen, and place tenants - No further involvement 
  • Fees for one-time leasing services are based on a percentage of the particular units' monthly rental fee. 
  • 6-month Occupancy Guarantee - If the tenant leaves within 6 months of the agreement date, PARLYX will place a new tenant at no charge! 
  • Leasing services can be combined with other management services to better suit your needs.


Maintenance:

  • On call maintenance services 
  • We will oversee property renovations, repairs and/or improvements - This service is offered exclusively to our clients with whom we are currently managing property for. It is not offered as a "stand alone service" for someone in need of a general contractor.


Short Term Management:

  • Seasonal maintenance and management 
  • Military personnel on leave, seasonal residents (snowbirds), vacation homes, etc. 
  • Investor assistance


Home Watch Service:
While you are away, PARLYX will keep an eye on your home. We will look for things such as:

  • Storm damage 
  • Forced entry 
  • Vandalism 
  • Flooding or moisture problems 
  • Plumbing failures 
  • Pest invasion 
  • Frozen or broken pipes 
  • Tripped breakers 
  • Function of the furnace, heater and air conditioner 
  • Assure doors and windows are locked 
  • Refrigerator function 
  • Removal of newspapers and mail 
  • PARLYX will even start your vehicle if you wish!! 
  • We can act as an emergency contact in your absence 
  • If a problem is detected and needs immediate attention, we will keep you informed and handle it.
